Same month, same listings, $67,778 apart. It happens with time on market too: the median single-family home sold in 14 days, but the average across all residential is 32 days — because a few stale, overpriced listings sit for months and drag it up.
The rule: client conversation, use the median. Market or brokerage conversation, use the average. Mix them up and you'll price a house into next spring.
